London, UK – 27 March 2026 – Mileway, Europe’s leading last‑mile logistics real estate company, has signed a 10‑year lease with B&Q, the UK’s leading home improvement and garden retailer, at its Ripple Road asset in Barking, East London.
B&Q has taken Unit A, a unit of c. 40,000 sq ft, which will operate entirely under TradePoint, B&Q’s trade‑focused brand, marking the first standalone B&Q TradePoint store in the UK designed exclusively for professional trade customers.
Located just off the Ripple Road roundabout in East London, the asset offers excellent connectivity to Central London and the wider South East, and is just two miles from Barking Station, with direct access to the A13 and strong links to the M25 and A406 North Circular. The location enables fast, reliable access to dense urban markets and is particularly well‑suited to trade‑focused operations and last‑mile distribution across Greater London.
The Ripple Road asset comprises two modern logistics units, totalling approximately 65,000 sq ft. B&Q’s c. 40,000 sq ft unit has been fully refurbished and is now operational, following a comprehensive upgrade programme designed to enhance building quality, functionality and long‑term sustainability.
The refurbishment programme has been carried out across the entire asset. Unit B, comprising c. 25,000 sq ft, is also fully refurbished and available to let, providing additional flexibility for occupiers seeking high‑quality last‑mile accommodation in a well‑connected East London location.
Andrew Jones, Co‑Head of Real Estate, Mileway (UK & Ireland), said:
“B&Q’s decision to open its first standalone TradePoint store at Ripple Road highlights the strength and versatility of our UK last‑mile logistics portfolio. We support a wide range of occupiers and operational formats, from trade‑focused retail to urban logistics, in locations that are critical to serving major cities. This letting reflects our commitment to the active management of our assets, with targeted refurbishment programmes that enhance building quality, sustainability and long‑term performance.”
Kingsley Mack, Director of Property at B&Q said:
“The Ripple Road site provides the connectivity, scale and functionality we need to support our trade customers across London. The quality of the refurbished space and its proximity to key transport routes made it an ideal location for launching our first standalone TradePoint format, enabling us to serve tradespeople more efficiently and effectively.”
