Stockholm, Sweden: Mileway, Europe’s leading pan-European last mile logistics real estate company, plans to develop a logistics facility of c. 17,000 sqm. The property, Stålet 3, owned by opportunistic funds managed by Blackstone, is located in the logistics hub and port city of Norrköping, Sweden.

The new development will offer flexible warehouse and office solutions, with units ranging from approximately 850 sqm to 6,000 sqm, adaptable to meet the needs of various businesses. The asset aims to achieve BREEAM ‘Very Good’ certification, and its custom-built designs and modern specifications will meet the evolving needs of contemporary logistics and business operations.

Features will include a PV-ready roof, 9.5m clear heights, 18 dock doors, two ramps with two level access doors and 13 level access doors, c.150 car parking spaces, 22 EV charging stations and smart metres.

Norrköping is a key logistics and transportation hub strategically located in the centre of Sweden with direct connections to key commercial cities and towns, including Stockholm, Linköping, and Jönköpin via national motorways (E4 and E22). In January 2024, Kombiverkehr, a German logistics network, launched a new train route connecting the Port of Norrköping to Europe via Malmö, and in 2029 the Southern Main Line railway will provide high-speed rail infrastructure linking Norrköping to Stockholm in under 40 minutes.

“Our goal is to provide businesses of all sizes and sectors with strategic last mile space to improve operational efficiencies and facilitate sustainable growth. We are excited to introduce this state-of-the-art development to the market and expect strong interest from local businesses,” said Jacob Goldmann, Mileway Country Director Sweden.

Construction by GBJ Bygg is expected to commence in May 2025, with completion due in October 2026.
