Mileway, the leading pan-European last mile logistics real estate company, has hosted an event at the Osmannoro Logistics Park construction site in Sesto Fiorentino to update partners and stakeholders on the progress of the works, which began in August 2025.
Located in the heart of Tuscany, and covering over 50,000 sqm, the new last mile logistics park is a significant development for the region. It will provide local businesses with modern, strategic space to serve consumers with efficiency and ease; and exemplifies how a disused area can be revitalised through a large-scale urban regeneration initiative for the local community.
Designed to support a greener last mile, the project aims to achieve BREEAM Excellent certification.
The spaces will be built with advanced technological solutions to ensure maximum energy efficiency, including ventilation and natural lighting systems, photovoltaic installations and devices for collecting and reusing rainwater. The goal is to reduce consumption and environmental impact while creating a more comfortable and sustainable working environment.
The site will host two main buildings:
- Unit 1, c. 15,500 sqm (c. 14,200 sqm of warehouse and 1,300 sqm of offices),
- Unit 2, c. 35,500 sqm (c. 32,900 sqm of warehouse and 2,600 sqm of offices).
Both will have a clear internal height of 12 meters and will be designed to offer maximum flexibility: Unit 1 can be divided into up to two independent lots, while Unit 2 can be divided into four. This modularity will allow businesses to adapt their spaces to meet different operational needs, with customisable configurations that can evolve over time.
The project also includes public infrastructure works, such as a new access roundabout, a cycle and pedestrian path, and a detention basin for rainwater management. The complex will feature a green park with native plant species that reduce the need for irrigation and maintenance and will improve the area’s microclimate.

The management of the complex will be entrusted to Mileway through Kryalos SGR, owners of the property. Dils and Colliers have been appointed as joint leasing agents.
