Milan, 24 February 2026 – Mileway, Europe’s leading last-mile logistics real estate company, announces a lease with a prominent international luxury manufacturer for approximately 15,000 sq m of logistics and office space at Osmannoro Logistics Park.

The space is located within a standalone building currently under development by Mileway and is nearing completion, with handover targeted for later in 2026.

Strategically located in Osmannoro, one of Tuscany’s leading industrial and logistics districts, the park benefits from excellent connectivity with immediate access to Florence, the A1 motorway and major regional transport routes. This location supports efficient distribution across Tuscany and central Italy, reinforcing the park’s role as a high-performing last-mile logistics hub.

The 50,000 sq m development comprises two high-specification, flexible buildings of approximately 15,500 sq m and 35,500 sq m. Both units feature a 12-metre clear internal height and are designed to accommodate a wide range of logistics uses. The occupier will lease a standalone unit of approximately 15,500 sq m, comprising around 14,200 sq m of warehouse space and 1,300 sq m of offices. Proximity to Florence, a leading centre of luxury fashion, makes the location particularly relevant to the incoming occupier. Situated in Sesto Fiorentino, the park is next to an established ecosystem of luxury brands, specialised in manufacturing and craftsmanship. This underpins the asset’s long-term appeal and strategic importance, putting the customer close to suppliers, skilled artisans and end markets.

Osmannoro Logistics Park is targeting BREEAM Excellent certification. The scheme includes rooftop solar photovoltaic installations, natural ventilation and daylighting and rainwater collection and reuse. Developed on a previously underused site, it adds upgraded public-realm infrastructure and landscaped green spaces that enhance the local environment and support employee wellbeing.

“Osmannoro Logistics Park is a clear example of Mileway’s commitment to advancing a lower-carbon last mile, bringing together high quality logistics space and strong sustainability performance.” said Mario Costa, Mileway Head of Development.”

“The decision by a major international occupier to choose Osmannoro Logistics Park reflects the confidence that global brands place in Mileway,” said Michele Lodigiani, Mileway Country Director Italy. “This agreement highlights both the strength of the park’s location and our commitment to delivering sustainable, efficient and well-designed logistics space.”
