Madrid, Spain, 15 July 2026 – Mileway, Europe’s leading last-mile logistics real estate company, has completed the refurbishment of a 20,000 sqm asset in La Garena, Alcalá de Henares. The works have significantly upgraded the building and its surrounding infrastructure, creating a more efficient, sustainable and future-ready last-mile facility for occupiers in the Madrid metropolitan area.
The asset is located in the Corredor del Henares, one of Spain’s most established logistics corridors, providing direct access to the A-2 motorway and strong connections to Madrid and key transport infrastructure, including Adolfo Suárez Madrid-Barajas Airport, just 30km away. The location supports efficient last-mile, regional and national distribution, with access to a large consumer base and a well-established labour market.
The refurbishment has transformed the asset into a modern, high-quality facility designed to meet the needs of today’s occupiers.
Works included the complete renovation of the façade, roof and floor slabs, together with significant upgrades to the loading docks, truck yard and wider site infrastructure. Access improvements, perimeter fencing, new windows and an upgraded fire protection system, designed to meet current regulations and support High Risk Level operations, have further enhanced the building’s functionality and suitability for modern logistics operations.
The asset now provides 64 loading and docking positions, supporting trailer and van operations and enabling high-volume activity. Internally, the warehouse and office space have been fully refurbished, improving functionality, flexibility and overall occupier experience through upgraded air-conditioning and lighting systems, as well as the installation of a lift to ensure full accessibility within the office building.
Sustainability was a key focus throughout the refurbishment, with measures implemented to improve environmental performance and reduce the asset’s operational footprint. These include the installation of photovoltaic panels for on-site energy generation, electric vehicle charging points and upgraded building systems designed to improve energy efficiency and user comfort. Together, these initiatives support a more sustainable, future-ready asset, with the building targeting BREEAM Very Good certification.
